ON WEDNESDAY, JANUARY 19, 2022, AT 9:00AM AT THE STANLEY MOSK COURTHOUSE, DEPT 31, 111 N. HILL STREET, LOS ANGELES, CA 90012, THE PROPERTY CONSISTING OF APPROX. 176.42 ACRES LOCATED AT DILLON ROAD AND I-10, COACHELLA, CA 92236 WITH THE FOLLOWING LEGAL DESCRIPTION:

The land situated in the City of Coachella, the County of Riverside, State of California, described as follows:
Parcel 1:
The South one-half of the Northeast quarter of Section 20, Township 5 South, Range 8 East, San Bernardino, Base and Meridian, as shown by the Official Plat of said land approved by the Surveyor General on July 15, 1856 of Official Records of Riverside County, California;
Excepting therefrom the Northerly 60 fees and the Easterly 60 feet thereof, included in public highway;
Also excepting therefrom the West one-half of the Northeast quarter of Section 20, a reservation to the United States, all the oil and gas in the land, and to it or persons authorized by it, the right to prospect for, mine and remove such deposits from the same upon compliance with the conditions and subject to the provisions and limitations of the Act of July 17, 1914 (38 Stat. 309);
Also excepting therefrom any portion thereof included in the Coachella Branch of All-American Canal and Dike.

The Northeast quarter of the Southwest quarter of Section 20, Township 5 South, Range 8 East, San Bernardino Base and Meridian;
Excepting therefrom fifty percent of all minerals, oil, gas and other hydrocarbon substances in and under or that may be produced from said land, as reserved in deed from Pacific Fruit Exchange, a Corporation, recorded August 7, 1957 as Instrument No. 57144 of Official Records of Riverside County, California. said deed further recites: “Provided, however, that the grantor shall not have any right of entry upon the surface of said land or any portion thereof above a depth of 200 feet for the purpose of prospecting or mining or removing said substances, but may do so by slant drilling from locations on adjacent lands at a depth below 500 feet of the surface in such a manner as not to disturb the surface of improvements thereon”.
